Terms and conditions
The purpose of a snagging inspection is to provide you with a list identifying significant construction defects and minor finishing defects visible in a new property and where relevant suggest means to rectify these.
To do this we undertake a visual inspection of as much of the interior and exterior of the property as possible and accessible. This means those parts of the property which are visible from ground level and within the boundaries of the site. We will access areas that are accessible safety.
We will leave the property in the condition it was found. We will therefore not raise fixed floorboards or inspect areas of the property which are covered or not accessible safely. We will not remove floor coverings, fixtures and fittings or plaster and therefore can not report such parts as free from defects.
It is not possible to report on the condition of chimneys.
Outbuildings and garages will be inspected if they are permanent buildings.

Further to this:
1. Whilst we make every effort to leave no stone unturned and identify every defect there may be instances in which certain issues are missed due to accessibility, human error or other factors. We cannot be held liable for any missed or undocumented defects or issues.
2. We can provide support and advice after your survey, including revisiting to check the works (charges apply). Our service is to identify and report defects to you and we are not liable if your builder or developer refuses to address the issues.
3. If you need to reschedule your appointment, please provide us with at least 24 hours’ notice.
4. If you change your mind, please give us 24 hours’ notice to receive a full refund. Less notice than this will result in forfeiting your payment.
5. Personal and payment information may be processed by third parties for the purpose of data protection.
6. Thorough inspections will be carried out for every customer. The duration and scope may vary depending on factors such as size of property, weather conditions and property condition. Pricing remains the same and refunds will not be given based on the number of defects or time taken to inspect the property.
7. Failure to provide access to the property on the date of the scheduled inspection will result in cancellation of the inspection and no refund will be provided.
8. Customers must ensure all utilities and heating systems are on and fully operational on the day of inspection. Failure to do so will mean these systems will not be inspected.
9. Customers must ensure the property is fully finished, cleaned and ready for inspection on the date and time arranged.
